Plans to flatten former farmhouse for new homes reduced, but still set for refusal

Plans to demolish a derelict farmhouse to make way for a residential development have been reduced to 11 homes, but are still recommended for refusal by South Kesteven District Council.

The proposals would see the erection of the single storey homes on Spittlegate Farm, Grantham.

Conversion of barns on the site into five homes as approved under a previous application would also be part of the overall development.

Planning permission is being sought by the applicant, Invicta Developments, for a third time in three years to develop on the site.

Previous applications include proposals for 23 homes on the site and one for 28 homes, but both were refused.

Now, South Kesteven District Council’s planning officer has recommended that councillors reject the new application at the authority’s Development Management Committee on May 1.

The officer said that the plans are an inappropriate design in the open countryside and that the application offers no provision of affordable housing.

Developer Invicta Developments said that the proposal would be unique to the area.

In a design and access statement, they said: “A development of this type does seem to be unique in the Grantham area and should attract occupiers who will utilise the facilities adding to the requirement of maintain Grantham as a vibrant market town.

“The principle objective of the design of the development is based on the form and appearance of local traditional agricultural buildings giving the houses which are designed to deliver modern efficient living.”
